Hard money platforms for NYC investment property

How this page is ordered, and how we are paid. The platforms below are ordered by how much of the five-borough investor use-case they cover — 1–4 family and small mixed-use, entity borrowers, draw-funded renovation — and then alphabetically. Some of the links are affiliate links and we may be paid if you open a loan; that did not set the order and does not change the text. We have no view on which is cheapest for you, because none of us can know that without your deal. Nothing here is an offer of credit or a prediction that you will qualify.

What actually separates these platforms

Everyone in this category advertises fast closings and asset-based underwriting. The differences that decide a New York deal are narrower than the marketing suggests:

  • Whether they lend in New York at all, and on what. Several national platforms quietly exclude New York City, or exclude anything over four units, or exclude mixed use. Check coverage before anything else.
  • Leverage basis. Loan-to-cost and loan-to-after-repair-value are not comparable numbers. A lower headline percentage of ARV can put more money on the table than a higher percentage of cost.
  • Draw process. How fast inspections are scheduled and funds released decides whether your contractor stays on site. This is the most under-asked question in the category.
  • Exit path. If you intend to refinance into a DSCR loan, a lender who does both may let you keep one mortgage in place through a CEMA rather than recording, and paying tax on, a second.
  • Recourse and entity terms. Nearly all of these lend to an LLC and take a personal guaranty anyway. Read what the guaranty actually covers.

The New York costs that apply whoever you use

Platform choice does not change these, and they are large enough to change a deal's arithmetic:

  • Mortgage recording tax on the loan amount — 2.05% statutory under $500,000, 2.175% at and above it on 1–3 family and individual condo units, 2.80% on everything else, with 0.25% of that being the lender's own share on buildings of six residential units or fewer.   • A second recording tax on the refinance, unless the exit is structured as a CEMA. On a bridge-then-refinance plan this is often the single largest avoidable cost in the deal.
  • Attorney closings. New York is an attorney-closing state. Budget for it on both the acquisition and the refinance.

Before you commit to any of them

  • Check the firm in NMLS Consumer Access and against New York's own registries. We do not verify licensing for anyone on this page.
  • Get the total cost to maturity in writing — rate, points, extension fee, exit fee, and the day-after-maturity terms.
  • Ask which exit they underwrote. A lender who priced a sale has not underwritten your refinance plan.
